Full Home Inspections
A full home inspection is the most economical way to insure that you are getting the best
value on your new home purchase. A home inspection by a qualified and dedicated
Certified Home Inspector will provide you with an assurance that your money is being well
spent and that you and your family will enjoys years of safe and worry free living in your
new home. My home inspections focus on the safety as well as the structural integrity of
the home. My reports are written in a clear and easy to understand format. They identify
observed defects, safety issues, and potential problem areas and describe the general
condition of the home you are about to purchase. Whether it is a poorly installed or
defective fixture with serious safety consequences - such
as the missing vent pipe on the gas appliance shown
at the right - or simply sub-standard workmanship, I will
identify and report on the condition. Photographs of each
defect are accompanied by a written description and an
assessment of expected consequences. I encourage my
clients to accompany me on the inspection of the home and
ask question during the inspection and afterward - except
where doing so presents a safety hazard. I adhere to the National Association of Certified
Home Inspections
Standards of Practice on all my inspections. I also provide my clients
with a basic on site water quality test that is designed to identify heath risks as well as
serve as an indicator of potential plumbing problems. These tests include analysis for the
most common contaminants and adverse water conditions generally found in Wyoming.
Even homes with municipal water supplies can have water contaminated by deteriorating
pipes and fixtures or through leaking water mains or sewer lines.

WATER QUALITY
pH -  A range of 6.8 to 8.5 pH units is acceptable. High or low pH may signal fixture or pipe deterioration.
Total Dissolved Solids – An indication of the total potential contaminants in the water, 500 ppm or less is acceptable.
Turbidity –  An indication of possible contamination, less than 5 NTU is considered acceptable.
Hardness – Less than 100 ppm total hardness is preferable, greater than 500 ppm is unacceptable.

standards.  Abbreviations: ppm (parts per million; pH (hydrogen ion concentration); NTU (nephlometric turbidity units).

Items that are found to be non-operational during the inspection.

WHAT I DO NOT INSPECT
My home inspections are a non-invasive visual determination of the condition of the home. As such I do not inspect
hidden, buried or inaccessible components of the home. I do not move furniture or other personal items to gain access
during my inspections. I do not turn on or activate any system that is turned off including: main water valves and
electrical breaker switches; except that I will operate thermostats, electric light switches and plumbing fixtures. I do not
activate air condition units if the outside temperature is below 70° F. I do not dismantle or remove any component of a
system except that I will remove the breaker panel cover to inspect the electrical service entrance if it can be done so
safely. I do not inspect any components that cannot be accessed safely including; walking on steep or slippery roof
surfaces, minimal clearance crawl spaces and attics, and areas with exposed electrical wiring. I do not inspect the
inside of chimneys or flues except that I will operate the damper and report on the condition of exposed fire brick. Any
items not inspected will be identified in the report and the reason why they were not inspected given. I am not
responsible for intentionally hidden defects. Detached buildings or other structures on the property are inspected at
